My first deal…

I got this fourplex under contract for $375k. It was worth about $415-430k. This was a unique fourplex because it is 5 min from Texas A&M and each unit was a 2/2 (2bd 2ba is rare in College Station).

There just one tiny little problem... I was 19 years old and had about 3k to my name. I couldn't qualify for FHA or Conventional financing and a hard money loan at 12% interest wasn't going to do it.

So I decided to wholesale it to an investor for $415k. I ended up making about $28k after closing costs and fees. That $28k helped me purchase my first property a few months later.
